After obtaining pre-approval from your mortgage broker, we meet to explore your requirements, discuss key numbers, and outline all expected costs, including the ones that are often overlooked.
We then build a detailed profile of what you are looking for in an investment property, define a clear strategy, and set expectations for how the process will unfold.
3 Search
We start with an Area Meeting to discuss the regions that best fit your brief and budget. You can focus on one area or explore several. From there, we identify the properties that align with your profile and assess each one against eight key investment criteria to present only the most suitable options.
Most of our team, made up of architects and engineers, personally inspects every property. We manage all communication with real estate agents, attend viewings on your behalf, and prepare comprehensive reports to keep you fully informed.
4 Negotiation
Once you select the right property, we define a negotiation strategy and negotiate directly with the real estate agent on your behalf.
We oversee the contract exchange and coordinate with your broker and solicitor to ensure every detail is addressed. We also recommend a trusted builder to complete the property inspection and help you interpret the building and pest report.
When the deal is secured, we connect you with a local property manager so your property can be rented without delay.
5 Settlement
Before settlement, we arrange a pre-settlement inspection to confirm that all special conditions have been met and that the property has been maintained appropriately.
If needed, we can advise on cost-effective improvements to increase rental appeal, such as replacing carpets or repainting. Your property manager can assist in organising these services.
At settlement, the purchase is finalised and the property officially becomes yours.
